Joniec Plumbing was engaged after water began overflowing through a commercial awning and onto the Collins Street footpath. Our inspection identified the underlying problem: the existing box gutter did not have enough fall to direct water effectively towards the sump.

Water was not draining effectively towards the sump because the existing box gutter did not have sufficient fall. During rainfall, water collected and overflowed through the awning onto the Collins Street footpath below.
Correcting the problem required the roof levels and gutter gradient to be addressed together, rather than simply sealing the area where the water was appearing.
Our commercial roof plumbers removed the existing flashings and roof sheets from three full awning sections to access the roof structure and box gutter.
New roof battens were installed to raise the roof height and create the required fall. The existing box gutter was then removed, regraded towards the sump and reinstated.
Non-combustible sarking was installed over the new battens, all relevant roof penetrations were sealed, and the existing flashings and cappings were upgraded using Colorbond steel.
The completed roof plumbing works corrected the box gutter fall and restored effective drainage towards the sump. Water could once again drain as intended, stopping the overflow and resolving the leak through the awning onto the Collins Street footpath.
By raising the roof structure and correcting the gutter gradient as part of one coordinated repair, our team fixed the underlying cause of the problem rather than simply treating the area where the water was appearing.
The existing box gutter was successfully retained and reinstated, all relevant penetrations were sealed, and new Colorbond flashings and cappings completed the roof upgrade.
The result was a properly graded and weatherproofed commercial awning roof, with the leak stopped and the drainage problem resolved.
