Correcting insufficient box gutter fall and upgrading a commercial awning roof in Melbourne's CBD.

Joniec Plumbing was engaged after water began overflowing through a commercial awning and onto the Collins Street footpath. Our inspection identified the underlying problem: the existing box gutter did not have enough fall to direct water effectively towards the sump.

We developed a clear scope of works to correct the roof levels, regrade the box gutter and upgrade the roofing components across three full awning sections.

The completed repairs restored effective drainage towards the sump and stopped water from leaking through the awning.

Project Overview

Project area: Collins Street, Melbourne CBD
Project type: Commercial awning roof and box gutter repairs
Primary issue: Box gutter overflow caused by insufficient fall
Work area: Three full awning sections
Outcome: Drainage corrected and awning leak successfully resolved

The Problem

Water was not draining effectively towards the sump because the existing box gutter did not have sufficient fall. During rainfall, water collected and overflowed through the awning onto the Collins Street footpath below.

Correcting the problem required the roof levels and gutter gradient to be addressed together, rather than simply sealing the area where the water was appearing.

Our Commercial Roof Plumbing Solution

Our commercial roof plumbers removed the existing flashings and roof sheets from three full awning sections to access the roof structure and box gutter.

New roof battens were installed to raise the roof height and create the required fall. The existing box gutter was then removed, regraded towards the sump and reinstated.

Non-combustible sarking was installed over the new battens, all relevant roof penetrations were sealed, and the existing flashings and cappings were upgraded using Colorbond steel.

Scope of Works

  • Removed the existing flashings and roof sheets from three full awning sections
  • Supplied and installed new roof battens to raise the roof height
  • Removed and regraded the existing box gutter to provide adequate fall towards the sump
  • Reinstated the existing box gutter
  • Supplied and installed non-combustible roof sarking
  • Sealed all relevant roof penetrations
  • Upgraded the flashings and cappings using Colorbond steel
  • Removed all project waste from the site

The Result

The completed roof plumbing works corrected the box gutter fall and restored effective drainage towards the sump. Water could once again drain as intended, stopping the overflow and resolving the leak through the awning onto the Collins Street footpath.

By raising the roof structure and correcting the gutter gradient as part of one coordinated repair, our team fixed the underlying cause of the problem rather than simply treating the area where the water was appearing.

The existing box gutter was successfully retained and reinstated, all relevant penetrations were sealed, and new Colorbond flashings and cappings completed the roof upgrade.

The result was a properly graded and weatherproofed commercial awning roof, with the leak stopped and the drainage problem resolved.

Frequently Asked Questions

What caused the Collins Street awning leak?

Our inspection found that the existing box gutter did not have enough fall towards the sump. This caused water to collect and overflow through the awning onto the footpath below.

How was the box gutter regraded?

The existing gutter was removed and regraded to provide an adequate gradient towards the sump before being reinstated. New roof battens were also installed to raise the roof height and support the corrected fall.

Once the roof levels and gutter gradient were corrected, water could drain effectively towards the sump and the awning leak was resolved.
